Slab vs. Pier and Beam Foundations in Dallas

Dallas has both slab-on-grade houses and older homes with raised floors over crawl spaces. The soil under each can move as moisture changes, but the inspection and repair methods are different. Identifying the foundation type is the first useful step.

Slab-on-grade homes

A concrete slab sits close to the soil. Movement may show up as diagonal interior cracks, doors that rub or a floor elevation change near an outside wall. Some slabs are post-tensioned; their construction should be identified before anyone plans drilling, cutting or support work. An assessment should compare elevations, distress and site moisture, then explain whether slab foundation repair or piers and underpinning are justified.

Pier and beam homes
