Foundation Drainage and Dallas Clay: What Homeowners Can Check

Foundation drainage in Dallas is about keeping water from repeatedly collecting beside one part of the house. Expansive clay changes volume as its moisture changes. When one perimeter section stays wet while another dries out, uneven movement becomes more likely. Drainage is one part of the assessment, not a substitute for measuring the structure.

Start at the roofline

During a storm, look for overflowing gutters and downspouts that empty at the slab edge. A properly directed outlet should carry runoff away to a suitable discharge point. Check local conditions and neighboring lots before redirecting water; moving the problem next door is not a solution.

Walk the grade after rain

Soil and hardscape should direct water away from the house where feasible. Ponding near the wall, a low planting bed or a patio pitched toward the foundation can trap moisture. In Oak Cliff's sloped areas, a low side of the lot may need special attention. In established neighborhoods such as Lake Highlands or Preston Hollow, tree cover and irrigation can create moisture differences that are easy to miss on a dry-day visit.

Use the right drainage measure

Downspout extensions and grading may solve a simple surface-water problem. An area drain can collect water in a low spot if there is a lawful, workable outlet. A French drain is not the automatic answer to every wet yard; its depth, slope and discharge point have to fit the site. Know what drainage cannot fix

If floors are already measurably out of level or brick cracks continue to widen, drainage work alone may not restore the foundation's position. An assessment can determine whether slab foundation repair or a pier and beam repair plan should be considered. Keep dated photos and note the weather when symptoms change.
