Dallas foundation problems often begin with a change in soil moisture. Expansive clay can swell after sustained rain and shrink during a dry summer. The concern is uneven movement: one part of a home changes elevation while another part remains relatively stable. A crack alone cannot tell you how much movement has occurred or what caused it.

What movement can look like

Stair-step cracks through brick, doors that begin to bind, widening gaps at trim and floors that feel out of level are reasons to take a closer look. Note when each symptom appeared and whether it changes after rain or drought. Photograph cracks with a date and a ruler so you can compare them over time.

Why the lot matters

Gutters that spill beside the house, a downspout ending at a corner, negative grading and an irrigation zone that wets only one side can create different moisture conditions around the perimeter. Trees and plumbing leaks can also affect the picture. Repair, drainage or monitoring?

Good drainage can reduce future moisture swings, but it cannot automatically reverse existing structural movement. Conversely, installing piers without addressing the water pattern may leave a contributing condition in place.
